Crescent Apartments Redevelopment Project
Fairfax County is exploring redevelopment opportunities for the Crescent Apartments Property ("Crescent Property") located in the Lake Anne Village Center (LAVC) Commercial Revitalization Area (CRA) through a solicited Request for Proposal (RFP) under the Public-Private Education and Infrastructure Act of 2002 (PPEA). The county is seeking experienced private developers to redevelop the Crescent Property, and potentially consolidate and assemble additional adjacent portions of the LAVC for redevelopment.
While the ideal scenario would be for adjacent land owners and developers to participate collectively in consolidation, land assembly and redevelopment, this is not a prerequisite for the success of the Crescent Property redevelopment. The addition of a significant number of new residents at the Crescent site alone will stimulate retail and commercial demand and activity at LAVC. The Crescent Property provides the potential to construct up to 935 residential dwelling units in accordance with the Fairfax County Comprehensive Plan, and it is expected that the new residential development will generate energy, synergy and investment that has been a goal for the LAVC for over a decade. It is expected that the redevelopment of the Crescent Property will be an innovative and imaginative mixed-income residential development that will:
- Embrace the objectives of the Comprehensive Plan to bring more residents and day-time employees to Lake Anne to promote a vibrant community where people can live, work and play
- Create a development that complements the existing Lake Anne community
- Result in a high-quality development in terms of site design, building design and materials, and appropriately sited open space
- Ensure that diverse housing options exist in Lake Anne, including senior, workforce and affordable housing
- Enhance pedestrian and bicycle connections throughout the LAVC area

Update on Lake Anne Village Center Redevelopment, October 1, 2012
On Monday, October 1, 2012, from 7:00 p.m. to 8:30 p.m., join Hunter Mill District Supervisor Cathy Hudgins and county staff to receive an update on the Crescent Redevelopment Project procurement process, and for an opportunity for you to share your ideas and preferences about the redevelopment of the Lake Anne Village Center in a manner that is consistent with the adopted Comprehensive Plan.
The meeting will be held at the Reston Community Center Lake Anne, Jo Ann Rose Gallery, at 1609 Washington Plaza North, Suite A.
